270 Park Avenue is the new global headquarters for JPMorganChase, designed by Foster + Partners as a landmark addition to Park Avenue. Rising 60 stories, it is the city's largest all-electric tower, achieving net-zero operational emissions and exceptional indoor air quality that exceeds the highest sustainability, health, and wellness standards. Encompassing 2.5 million square feet of flexible, collaborative space, the building redefines the modern workplace through advanced infrastructure, technology, and long-term adaptability.

設計以可容納每日逾萬人次為前提，發展出先進的結構系統，對應地下與地面層複雜的基地條件。創新扇形柱結構與三角支撐系統，使量體能以最小面積接觸地面，體現「結構即建築、建築即結構」的設計核心。更為空間量身打造軟裝，使建築與細節保持一致語彙。主體被抬升約24公尺，釋放空間並結合綠地與設施，提供周邊民眾使用，同時延展視線。一樓大廳作為主入口，結合夾層樓梯與電梯系統，成為上下樓的重要節點。頂層作為管理層與客戶的專屬場域，後依序集中配置八層交易樓層，以回應團隊作業效率需求；塔樓中央則設置三層挑高的共享空間，作為內部社交核心，可支援大型聚會與市民大會。

In 2018, Foster + Partners won the international competition to design a new headquarters for 10,000 employees and thousands of daily visitors. The practice established the project's overall vision and developed an innovative structural system to address complex site constraints. A pioneering fan-column structure with triangular bracing allows the tower to touch the ground lightly across the city block, lifting the building 24 metres above street level and creating a visual and spatial connection between Park and Madison Avenues. Foster + Partners designed the building's overall volumes and key spaces, including the ground-floor lobby and top-of-house areas, while interior fit-outs were completed by other architects.

此外，亦納入健康與福祉中心、可眺望城市景觀的露台及策劃藝術項目，豐富員工與賓客的日常使用體驗。辦公樓層全面導入晝夜節律照明系統，順應人體自然節奏，有效提升工作環境品質。量體配置的中空玻璃外墻可強化能源效率與使用舒適度，在高密度運作下，共同形塑這座「城市中的城市」。

Conceived as a ''city within a city,'' the tower supports a wide range of activities. At ground level, expanded sidewalks and a public plaza provide 2.5 times more outdoor space than the previous building. Inside, a monumental staircase and inclusive circulation define the lobby, while eight trading floors promote collaboration and efficiency. At the centre of the tower, the triple-height Exchange serves as a communal hub with multiple venues for gatherings. Executive and client spaces occupy the upper levels, alongside a health and wellness centre and an art programme featuring works by Maya Lin, Leo Villareal, Gerhard Richter, Refik Anadol, and Norman Foster.

本案取得多樣國際認證，更於拆除工程中達成97%建材回收、再利用或升級再製的永續策略。隨著新總部啟用，也同步啟動鄰近既有辦公大樓的整修計畫，兩項工程共同著力於改善城市公共空間品質，進一步提升通往中央車站的整體可及性。

The design prioritises wellbeing and long-term performance, informed by Harvard research on fresh air and cognitive function. It delivers 40 cubic feet per minute of outdoor air per person—double standard requirements—alongside terraces that provide outdoor space and expansive city views. Circadian lighting supports natural human rhythms across office floors, while triple-pane glazing improves energy efficiency and occupant comfort. Targeting LEED Platinum v4 and WELL Health-Safety certification, the project also achieved a 97% recycling, reuse, or upcycling rate for demolition materials. The opening of 270 Park Avenue marks the start of renovations at 383 Madison Avenue, enhancing the public realm and improving access to Grand Central Terminal.
