This project not only integrates with the local environment but also maximizes the limited space to meet the owners' needs. The residents, a couple and their parents, desired an immersive and light-filled space that would serve as a place for family gatherings, entertainment, and relaxation, creating a sense of ritual in their everyday life. The new building is set within the street line, with setbacks that create spacious areas for planting native species and fruit trees, softening the boundary between public and private spaces while offering a north-facing outdoor area.

The design draws inspiration from the traditional cottages of the area. One aspect responds to the proportions, volumes, and setbacks of the original dwelling, while another aspect reinterprets the design with abstract, fluid, and angular geometric planes. Olive-toned hemp render covers the walls, ceilings, selected floors, and interior elements, seamlessly blending with the surrounding environment, framed by two native Peppermint trees that beautify the home. From the front façade, the building may appear single-storey, but it actually reveals a spacious, well-lit interior. The team utilized a lowered floor and light wells created by the unique form of the pitched roof to enhance the interior brightness.

The ground floor centers around a shared garden, promoting natural light, views, and ventilation while ensuring privacy between bedrooms. A mezzanine above fosters vertical interaction, housing a study that doubles as a guest retreat. Two-tone pleated curtains and textured upholstery soften the space, tempering light and complementing the bold architecture. The hemp render extends inside and out, regulating humidity and temperature while lending the home a dynamic presence as daylight shifts.

The minimal visual aesthetic is composed of oxidized concrete, brushed stainless steel details, natural stone, and warm walnut or black oil-finished wood. Skilled artisans executed the concrete screeding and rendering, including the bespoke angular carpentry of the island bench, a conceptual hallmark of the project. Furniture blends with sculpture, while soft finishes, furniture, artwork, and lighting are layered over the monochromatic shell of the interior, demarcating different zones and creating depth. The designer carefully selected a mix of furniture, complemented by locally crafted custom pieces, creating a timeless selection that ages beautifully with the home.

State of Kin
State of Kin is an interdisciplinary design practice delivering bold and considered projects across the residential and commercial sectors. Our team of architects, interior designers and construction professionals bring their diverse expertise to projects of all scales, interpreting the client’s vision through a fine-tuned sensibility for outcomes that set new standards of excellence.

Our work is built on a foundation of research, detail, and expansive thinking. We start by understanding the personal, cultural and geographic context of each project, from which we build a design framework that considers the client, the site features, and the typology of the site surrounds. Close dialogue and collaboration across our team of experts occurs at the outset and throughout our projects, enabling us to test big ideas early in the process, opening up new possibilities and ensuring smooth execution.

Our architects are driven by a simple ethos: parameters create possibilities. A rigorous process of due diligence and development defines the parameters of each project we undertake, fostering the space to dream, to test experimental thinking and to find new ideas. Once our vision is defined and tested, we engage with the relevant authorities and navigate the planning process, before our projects are brought to life through detailed technical drawings and the work of trusted master builders who translate our concepts.

Our interiors team works in tandem with our architects, both responding to and inspiring project briefs through considered design decisions. We start by envisioning the function and experience of a space, which is then brought to life through materiality, lighting and spatial organisation. From the broad strokes to the fine details, we favour unexpected materials, artisanal quality, and thoughtful curation of furniture, objects and artwork. We want the spaces we create to feel cohesive, liveable, and intentional.

Our construction arm brings decades of knowledge and experience to each project, providing confident solutions for ambitious design and the polished refinement that sets our work apart. Our expertise spans project management, quantity surveying and site supervision, which we employ alongside our long-standing relationships with skilled, reliable tradespeople, specialists and artisans. With more than 90 years of combined experience behind us, we relish the opportunity to tackle new challenges and expand the capacity of our craft.

Founded in 2016, State of Kin is a dynamic team of architects, designers and construction professionals who bring passion and rigour to every project.
